Trump’s $3 Billion Condo Development Gets Greenlight

Donald Trump’s conglomerate is moving ahead with plans to build 1,500 residences at its 800-acre property in Miami, after a local council approved rezoning of the resort to allow for the major development.
The city of Doral in Miami-Dade County, Florida has voted to approve zoning changes for vacant land located south of Trump National Doral, the hotel and golf resort bought out of bankruptcy by the Trump Organization in February 2012. The changes will allow for the development of thousands of new residential units and commercial space on the former president’s property, located northwest of downtown Miami.
In a meeting held late Wednesday evening, city of Doral officials voted to amend the zoning for a 56.4-acre plot on the property’s southeastern corner.
The decision, passed by a narrow 3-2 vote, changes the zoning around the 643-room hotel and spa to “downtown mixed-use,” according to Doral City council documents, allowing for the integrated development of residential and commercial developments.
This zoning change sets the stage for Trump to power ahead with plans to turn the space into “Doral International Towers,” a development comprising 1,498 residential units across four, 64-meter-tall towers.
This is shy of the 2,300 units allegedly proposed by Trump for the Doral in 2022, according to CNN’s Jake Tapper on X, then Twitter.
However, the development will also feature 141,694 square feet of commercial space and a new public plaza, to be connected to the hotel and condos by pedestrian walkways.
The development is expected to cost between $2.5 billion and $3 billion according to Felix Lasarte, an attorney for the Trump Organization, cited by BNN Bloomberg.
Lasarte said that the condos will start at $2 million, with sales commencing in Spring or Summer of 2025, and told the South Florida Business Journal that these would be “geared towards people who are golfing enthusiasts,” as well as “overseas buyers who want golf course-type amenities.”
If given final approval for the zoning alteration, scheduled by the city council for September, the new additions to the Trump National Doral will complement the resort’s existing offerings: a 643-room hotel and four golf courses.
One of these is the ionic Blue Monster course, which hosted the Doral Open Tournament on the PGA Tour between 1962 and 2006, and has since served as the location of several major golfing tournaments.
The Doral was also briefly planned as the location for the 46th G7 Summit in 2020, though this was switched to Camp David amid concerns over the constitutionality of hosting a diplomatic summit at a president’s business, before being eventually cancelled as a result of the Covid pandemic.
